As another energy-ecological milestone for its properties, ZM3 Immobiliengesellschaft m.b.H. in Götzis, Austria, has installed a state-of-the-art Second-Life Energy Storage System (ESS).

Sustainable energy with expansion options

The project aims to significantly improve energy efficiency and drastically reduce dependence on the power grid. The centerpiece is a 10 ft container, equipped with two air conditioning units and an impressive storage capacity of 261 kWh, which can be gradually expanded to a maximum of three systems, each with 261 kWh.

A powerful 166.83 kWp photovoltaic system (PV) supplies power to the common electricity area, the self-storage units in the existing building, and the eight e-car charging stations in the outdoor parking area during good weather conditions. At the same time, it charges the energy storage system, which steps in to reliably meet energy needs when PV performance is insufficient (e.g., during bad weather or shorter daylight hours in winter) – a perfect solution to minimize grid load.

The e-car charging infrastructure is also available to neighboring businesses, contributing to the promotion of sustainable mobility in the region.

In addition to maximizing the self-consumption of PV-generated electricity, the innovative energy storage system focuses on effectively reducing peak loads. Twenty percent of the storage capacity is reserved for peak load capping to avoid exceeding the power agreed upon with the grid operator and to prevent additional costs.

The advanced energy management system (EMS) from ecocoach controls the electricity flow in real-time at a higher level and can be conveniently accessed via browser or app. The implementation of the supply and electrical infrastructure from the storage, as well as the integration of the PV system and e-charging stations, was carried out by the experienced specialists from Dorfelektriker Mittelberger GmbH.

This collaboration among three professional companies provides ZM3 with the additional advantage of three monitoring systems (PV system: Fusionsolar / EMS: ecocoach / Charging stations: linkx). These systems allow for the comparison of various data (PV electricity production, PV electricity consumption, electricity usage at e-charging stations, external electricity consumption, etc.), enabling an additional layer of control.

To harmoniously integrate the appearance of the energy storage system into its surroundings, ZM3 has clad the container with stylish wooden panels. This aesthetic measure complements the functionality of the system by adding an eco-friendly and visually appealing touch, highlighting ZM3's commitment to sustainable and attractive solutions.
